We observed the hot water in our apartment unit is not sufficiently hot. The hot water flow is also low. It seems there tempering valve is not working and need replacement. Addition to that we also need to get overhead shower fixing in two bathrooms. We have the old shower head, but would like to replace with a new one in both bathrooms, if that is at reasonable cost.

There's no hot water in the house. We have make sure there's no problem with the hot water main switch in the apartment so it is most definitely the boiler tank issues.
