Window frame leaking need professional attention

Old glass windows in the house we bought recently. About 7 of them. They are not sliding as expected. They are either not smoothly rolling and not closing properly in the corners. Might be issues with old rollers, rubber etc. Needs to be checked and fixed as needed. Address is in Merindah Rd, Baulkham Hills.
